SERVICE PRINCIPLES

Service terms

ManageMyLeasehold is a trading style of BLC Property Management Ltd, registered office: 6 Mount Liell Court East, The Leas, Westcliff-On-Sea, England, SS0 8HH. These website terms are a summary only. A building-specific written appointment will be supplied before management begins.

Core service

The annual core price is £55 per lease, subject to onboarding, review of the leases and written confirmation that the building is suitable for the service.

Optional arrangement fees

  • Fire-safety check arrangement: £10
  • Roof health-check arrangement: £10
  • Gutter-cleaning arrangement: £10
  • Annual communal cleaning-contract arrangement: £10
  • Ad-hoc maintenance contractor finding: £10
  • Section 20 consultation notice administration: £10 per consultation

These are administration or arrangement fees only; contractor, inspection, professional-adviser and works charges are separate.

Section 20 administration

The £10 service covers preparation and issue of a consultation document from information approved by the client, plus basic response and issue records. Consultation may be required where qualifying works will cost any one leaseholder more than £250 including VAT, or where a qualifying agreement lasts more than 12 months and costs any one leaseholder more than £100 a year including VAT. Different procedures, exclusions and jurisdictional rules may apply.

This service is administrative. It does not include legal advice, legal representation, tribunal applications, dispensation applications, debt recovery or conduct of a dispute. Those matters require separate written scope and may need an independent solicitor or other adviser.

Apportionment and collection

Once leaseholder details are provided, eligible charges can be apportioned between leaseholders in accordance with the lease. Agreed fees may be included in a monthly or annual Direct Debit after the account is established. If an ad-hoc fee overlaps with work already included in the management plan, any applicable credit will be confirmed before instruction.

Reserve funds

The service requires a minimum reserve collection of £50 per block each year, apportioned across leaseholders in accordance with the lease. A higher target may be agreed with the directors. Reserve money is held separately for the block in accordance with applicable trust requirements and is retained for authorised building expenditure or returned and accounted for when our appointment ends, subject to the lease, liabilities already incurred and the final account.

Client decisions

RTM or freehold-company directors remain responsible for approving budgets, insurance choices, contractors and major works. We provide administration and records within the authority stated in the signed appointment.

Insurance and contractors

We locate and present quotations but do not guarantee that a supplier will quote or that the lowest price is the best option. The client approves the chosen insurer, broker or contractor. Unless the written appointment says otherwise, contracts for works or services are between the relevant building entity and supplier.

Payments and cancellation

Payment and Direct Debit timings will be confirmed during onboarding. The online setup form does not itself take payment. Charges already incurred and third-party costs remain payable on cancellation. Any renewal, notice period and refund entitlement will be stated in the signed appointment and payment terms.

Please raise concerns promptly at hello@managemyleasehold.co.uk or on 01702 599149. We will acknowledge the issue, investigate it and explain the available next step. Any mandatory redress or regulatory information applicable to the final service will be included in the written appointment.

Important limitations

Every lease and building is different. The service is subject to lease review, client authority, local law and suitability. We welcome enquiries from across the UK, but RTM, Section 20 and service-charge processes are not identical in every jurisdiction. The service does not replace legal, tax, surveying, fire-safety or accounting advice.
