COLLECTING AND ALLOCATING FUNDS

Your lease sets the split. You set the plan.

After setup, your dedicated block manager will contact the directors to agree how funds should be collected, the reserve target and the approval limits for your block. The minimum reserve collection is £50 per year for the block.

    Confirm each share

    We review the lease and record the percentage or proportion payable by each leaseholder. We only use an equal split where the lease supports it.

    Choose the collection cycle

    Agree monthly or annual collection, then provide the leaseholder details needed to issue requests and arrange Direct Debits.

    Set the reserve target

    We collect at least £50 per year for the block, split across leaseholders in line with the lease. Directors can choose a higher target. Reserve money is held separately for the block in accordance with applicable trust requirements until used for managed services or returned when our appointment ends, subject to the lease and final account.

    Keep a clear record

    Collections, outstanding amounts, approved extras and annual statements stay organised for the block.

When Section 20 may apply

For qualifying works, consultation is generally required if any one leaseholder would pay more than £250 including VAT. For a qualifying agreement lasting more than 12 months, the threshold is more than £100 a year for any one leaseholder. The exact process depends on the work, agreement, lease and jurisdiction.

Simple apportionment and billingEligible fees can be apportioned between leaseholders in line with the lease once their details are supplied, then included in a monthly or annual Direct Debit after account setup. If an ad-hoc fee overlaps with work already covered by your management plan, any applicable credit is confirmed before instruction.

Who is this for?+

Small resident-led blocks, Right to Manage companies and share-of-freehold buildings in England and Wales that want straightforward administration without traditional managing-agent overheads.

What does £55 cover?+

The yearly platform and core administration fee is £55 per lease. Insurance sourcing, collection records, annual statements and reserve-fund evidence are included. Optional arrangement services are clearly priced before they are added.

How are optional fees shared?+

Once the leaseholder details are provided, eligible building costs can be apportioned across the leaseholders in line with the lease and included in a monthly or annual Direct Debit after the account is set up.

Do you control our decisions?+

No. Directors retain control. We organise the information, paperwork and collection process so your company can make documented decisions.

Can we move from another agent?+

Yes. Upload your lease and current records during onboarding. We will confirm the handover information needed before service begins.
